Quick answer: You cannot transfer points directly to Airbnb, so pay with a card earning 3x to 5x and then erase the charge with points. A Costco $500 Airbnb gift card for $449.99 adds about 10 percent off before you pay the rest with that card.

For a family of four to six, the hotel math breaks fast. Two rooms, no kitchen, breakfast for everyone at restaurant prices. A vacation rental with three bedrooms and a washer-dryer usually wins on comfort and often on price.

But here’s the gap nobody talks about: hotel points don’t work on Airbnb. There’s no “transfer to Airbnb” button. So families either pay cash and earn nothing, or they leave the rental game entirely. Both are wrong. There’s a real playbook – earn 3x to 5x on the booking, then erase it with flexible points. This beats most hotel redemptions on a per-dollar basis.

Why rentals win for families (the math behind it)

Take a week in Orlando for six people. Two mid-tier hotel rooms: ~$180/night each × 7 = $2,520, before parking and breakfast. A three-bedroom Airbnb nearby: ~$250/night × 7 = $1,750, with a kitchen that kills the $80/day breakfast bill. That’s roughly $1,300+ in savings before points enter the picture.

The breakeven to watch: cleaning fees. U.S. averages run about $96 per booking for a one-bedroom, scaling up for larger homes. It’s flat per stay, so rentals get better the longer you stay and can lose to hotels on a single night. For a week-long family trip, the rental almost always wins.

One less checkout headache (new as of October 2026). Airbnb bans checkout chores — hosts can no longer require time-consuming checkout chores like stripping beds, washing and putting away dishes, starting laundry, or hauling trash offsite. The rule applies to reservations booked on or after November 20, 2026. Hosts can still ask for light stuff: dishes in the sink, towels gathered, trash sorted into indoor bins. And every rule has to be disclosed in the listing at booking — no surprise chore lists by message or signs on the fridge. For families doing checkout with kids in tow, this is a genuine quality-of-life win.

New: Amex Platinum credits now work on Airbnb Luxe

Breaking as of October 22, 2026. Amex and Airbnb announced a partnership today: the Platinum Card’s $600 hotel credit is now a $600 “Lodging Credit” that works on Airbnb Luxe stays — 2+ nights, booked prepaid via Amex Travel, at $300 per half-year. On top of that, there’s a brand-new $250/year Airbnb Experiences credit that unlocks after your first Luxe booking.

Why this matters for families: Luxe homes are the multi-bedroom vacation houses families actually book. A 2-night Luxe stay now triggers the $300 half-yearly credit, and the Experiences credit covers kid-friendly tours, cooking classes, and activities at the destination.

The fine print: Luxe tier only — regular Airbnb listings don’t trigger either credit. You must book via Amex Travel (not the Airbnb app). And the $250 Experiences credit unlocks only after you’ve completed a Luxe stay.

Step 1: Earn 3x–5x on the booking

This is where most people leave money on the table — they book Airbnb on a flat 2% card. Don’t.

Book direct and earn 3x transferable points. The Chase Sapphire Preferred earns 3x on vacation rentals booked direct — Chase names Airbnb, Vrbo, Plum Guide, Vacasa, and others. Those are Ultimate Rewards points, transferable to Hyatt and others. On a $1,750 week, that’s 5,250 UR instead of 3,500 on a 2% card.

Or book via a portal for 5x. The Capital One Venture X earns 5x on vacation rentals booked through Capital One Travel. The catch: portal inventory may not match Airbnb’s full listing set, and you lose the direct-booking relationship with the host. For flexible points you’ll erase later anyway, 5x is hard to argue with.

Other cards worth knowing:

  • Amex Platinum: 5x on prepaid vacation rentals via AmexTravel.com
  • Amex Green: 3x on travel including vacation rentals, booked direct, no portal needed
  • Bilt Palladium: effectively 3x via its Point Accelerator on up to $25K/year in spend

Check Amex Offers first. Targeted Airbnb offers (like “spend $250+, earn 5,000 bonus points”) recur regularly. It takes ten seconds and stacks with everything above.

Step 2: Pay with points (the eraser play)

No bank transfers to Airbnb. So you pay cash with the right card, then wipe the charge.

Capital One miles are the cleanest eraser. Airbnb codes as travel. Pay with a Venture or Venture X, wait for the charge to post, then use “Cover Travel Purchases” to erase it at 1¢ per mile — partial redemptions allowed. A $1,750 stay erased with 175,000 miles. If you earned 5x booking it through Capital One Travel, you banked 8,750 miles on the purchase itself.

Chase’s Aeroplan card has a quiet back door. Its Pay Yourself Back covers travel purchases at 1.25¢ per point (capped at 200,000 points / $2,500 per year). Airbnb qualifies as travel. It’s a niche card, but if you hold it, this is one of its best uses.

What doesn’t work: Chase’s Sapphire Pay Yourself Back no longer covers travel — it’s charities and wholesale clubs now. Don’t plan around it.

The gift-card route (for everyone else). Amex Membership Rewards and Chase UR both convert to Airbnb gift cards at around 0.7–1¢ per point. That’s poor value versus a Hyatt transfer — but if your choice is 1¢ gift cards versus letting points sit idle, the gift card wins. Gift cards never expire and can cover the stay, Experiences, and fees.

Step 3: Stack the discounts

Costco’s 10%-off Airbnb card. Costco periodically sells a $500 Airbnb eGift Card for $449.99 (limit one per membership, e-delivery). That’s an instant 10% off before any points enter. Stock rotates — verify it’s live before counting on it.

Vrbo via Rakuten at 6%. Airbnb itself earns nothing on cashback portals — but Vrbo has recently paid up to 6% on Rakuten, and Rakuten payouts can convert to Amex Membership Rewards. If the listing exists on both platforms, Vrbo + Rakuten + the right card is the triple stack.

The realistic stack for one booking: buy the Costco gift card for 10% off → pay any remainder with the Sapphire Preferred for 3x → erase or offset with points. You won’t combine all three plays on a single checkout, but each leg is independently real.

The gotchas (read before you book)

Airbnb’s fee model changed. As of late 2025, Airbnb moved to a host-only 15.5% fee — guests no longer pay a separate ~14% service fee at checkout. It’s baked into the listing price now. Old advice about “watching the fee at checkout” is outdated; compare all-in prices instead. Vrbo still shows guests a separate traveler fee in many markets.

Set your guest count honestly. Hosts can surcharge beyond their occupancy threshold, and undercounting at search then adding guests later can trigger fees or disputes. For a family of six, filter for 6+ guests from the start.

Know the cancellation tier. Airbnb now has four tiers for stays under 28 nights: Flexible (full refund to 24h before check-in), Moderate (5 days), Limited (14 days), and Firm (30 days). Every tier includes a 24-hour grace period after booking. Non-refundable rates run about 10% cheaper — fine if your plans are locked, dangerous if they’re not.

Gift cards lock to your account. Once redeemed, the balance can’t be transferred or cashed out. You can combine a gift card with one credit card for the remainder — but you can’t split across two credit cards.

“Reserve Now, Pay Later” is widespread. Most eligible listings let you book now and pay later, with the host’s payout timing unchanged. Useful for families coordinating school calendars — but it also makes it easy to hold listings you’re not sure about. Set a calendar reminder for the payment date.

The bottom line

The family vacation-rental playbook in one paragraph: book a week-long stay (where rentals crush hotels on value), pay with the Sapphire Preferred for 3x UR or via Capital One Travel for 5x, grab the Costco gift card for 10% off when it’s in stock, and erase the balance with Capital One miles at 1¢ each. A $1,750 week becomes ~8,750 miles earned and 175,000 miles to erase it — or roughly $175 in gift-card value if you go the Costco route first.

Hotels have the points spotlight. Rentals have the family math. Now you have both.

Frequently Asked Questions

Can I transfer credit card points directly to Airbnb?

No. No major bank program transfers to Airbnb. The play is indirect: earn bonus points on the booking with the right card, then erase the charge with flexible points (Capital One miles at 1¢ each) or convert points to Airbnb gift cards.

What’s the best credit card for Airbnb bookings?

For most families: the Chase Sapphire Preferred (3x UR on direct Airbnb/Vrbo bookings, $95 annual fee). If you prefer Capital One, the Venture X earns 5x on vacation rentals booked through Capital One Travel. Check Amex Offers for targeted Airbnb bonuses before every booking.

Do Airbnb gift cards expire?

No. Airbnb gift cards never expire and carry no fees. But once redeemed, the balance locks to your Airbnb account — it can’t be transferred or converted back to cash.

Is Vrbo or Airbnb better for earning points?

It depends on the stack. Airbnb wins on direct-booking bonuses (Sapphire Preferred 3x). Vrbo wins when Rakuten is paying elevated cashback (recently up to 6%), which can convert to Amex points. Compare the all-in price on both before committing.

Are vacation rentals actually cheaper than hotels for families?

For stays of 3+ nights with 4+ people, usually yes — one rental replaces two hotel rooms, and a kitchen cuts food costs sharply. For single nights, cleaning fees can flip the math back toward hotels. Always compare the all-in total, not the nightly rate.

What changed with Airbnb’s fees?

In late 2025 Airbnb consolidated to a host-only 15.5% service fee. Guests no longer see a separate ~14% service fee at checkout — it’s included in the listing price. Compare all-in prices across platforms rather than hunting for a fee line item.

Can Airbnb hosts still make me do checkout chores?

For reservations booked on or after November 20, 2026, no – Airbnb bans checkout chores. Hosts can’t require stripping beds, washing and putting away dishes, starting laundry, or taking trash offsite, and they can’t charge you for skipping them. Light requests are still fine: dishes in the sink, towels gathered, trash sorted into indoor bins, turning off amenities when you leave. Every rule must be disclosed in the listing at booking – hosts can’t add chore lists later by message or signs on the fridge.

Does the Amex Platinum credit work on Airbnb?

As of October 2026, yes — on Airbnb Luxe. The Platinum’s $600 Lodging Credit covers Luxe stays of 2+ nights booked prepaid via Amex Travel ($300 per half-year). A separate $250/year Airbnb Experiences credit unlocks after your first Luxe booking. Regular Airbnb listings don’t trigger either credit.
